COMMERCIAL

Office buildings

Develop a commercial site has a completely different approach than residential or Hotels. A commercial project can be a very profitable investment or a complete failure depends mainly on the economic conditions where the Project is been built. Venezuela has been a country where changes are "the normal",  difficult to forecast for more than 12 months.

TORRE BANESCO ROSAL

CARACAS VENEZUELA

This office Tower had become a landmark for the city of Caracas, located in one of the most expensive areas of the City- El Rosal-. Several challenges faced in this project that required a lot of creativity.  Construction took 18 months for a total of 180,000 square feet; all 5 underground levels are underwater so continuous mechanical drainage was designed. Tower got sold and became another successful Project.

Architect: Celina Bentata.

WORLD TRADE CENTER CARACAS

By the end of 1991 and the beginning of 1992 economic conditions were improving very fast in Venezuela, It all seems that the country was facing major economic growth, so the timing for a World Trade Center seemed correct. I negotiated the Franchise and got approval from WTC Association in New York, from Mr, Guy Tozzoli.
The architectural Project was in the hands of Celina Bentata, during architectural design we opened the office of the World Trade Center Caracas and started a marketing campaign to let know the name of WTC, always associated with NY. The marketing campaign was extremely successful, we got a lot of interest in this development, which consisted of 200,000 Square feet of office space, 200,000 commercial and 120 rooms five stars hotels. We faced two irreparable obstacles: a coup de tat and expropriation of the land. Click
